Our College Road project involves the development of an expansive basement beneath the entire garden, presenting a unique challenge due to its scale and complexity. This extensive space will span the entire footprint of the house, providing ample room for a luxurious swimming pool, a fully equipped private gym, a full-sized pool table, a sophisticated bar area, and a modern bathroom. We anticipate completing this project by Q4 2024 to Q1 2025.
The Randolph Avenue project is a comprehensive interior renovation of a historic London house, transforming it into two distinct flats. Our focus will be on the three-floor unit, including a newly added loft extension. This renovation will breathe new life into the aged structure, converting it into a modern, luxurious 3-bedroom flat. The spacious kitchen, dining, and living areas will occupy an entire floor, creating an open and inviting atmosphere. Additionally, the flat will feature built-in speakers throughout and a fully integrated smart home system, offering convenience and cutting-edge technology.
Located just a few minutes' walk from Randolph Avenue in central London, the Shirland Road project involves the transformation of an aged building into 20 modern studio flats. Each studio will be thoughtfully designed with a private kitchenette and bathroom, offering residents a comfortable and self-contained living space. The building will also feature shared communal areas, including a living space, a well-equipped kitchen and dining area, as well as a communal garden at the rear. Additionally, each studio will be fitted with its own water meter and consumer unit for independent utility management.
The Black Eagle Close project involves the retrofit of a former office building and the construction of two new three-story, three-bedroom houses on the site of the old parking lot. The retrofitted building will be transformed into six brand-new, two-bedroom flats, complete with a basement garage equipped with EV chargers for residents. Both the new houses and the flats will feature at least 1kW solar panel systems, allowing residents to reduce their electricity bills by harnessing renewable energy for daily use.
Designed by Selencky & Parsons, the Cube House extension, featured on Channel 4's Extraordinary Extensions Series 2, showcases a bold transformation. The project involved rebuilding a two-story rear extension on a nearly identical footprint and lowering the lower ground floor to create a dramatic double-height space. A standout feature is the floating coral cube, which houses the study and seamlessly integrates with the microcement finish that connects the interior with the garden. This design floods the lower ground floor with natural light and enhances visibility to the balcony and study above.
We completed the Polish Parish Community House project for the Polish Parish near Croydon. The project involved demolishing the underused old building and constructing a new facility with a spacious open area and stage for community events and social gatherings. The new design also includes private rooms upstairs for meetings and consultations, enhancing the space's functionality for the community.
The Green Valley project, developed and constructed by Cobalt Group, features an impressive new build comprising 4 flats, a penthouse, and 2 houses. Its innovative staggered design creates a distinctive landmark on its road. The modern interiors are elegantly appointed, with each flat offering a private balcony that blends seamlessly with the surrounding green roofs. The brick facade ensures the building harmonizes with the existing architecture, complementing rather than contrasting with the surrounding structures.
The Purely Oaks Road project features 4 beautifully modernized three-story houses at the front of the site and 5 new flats at the rear. The development includes ground-floor parking with EV chargers for residents. Each flat boasts 2 bedrooms, including a master bedroom with an ensuite and a balcony. The houses are uniformly designed, each offering 4 bedrooms, a spacious living, dining, and kitchen area, a secondary lounge, and a garden. All residences are equipped with a minimum of 1kW solar panels on the roof to enhance energy efficiency.
Developed by Cobalt Group, Horizon is one of three projects we completed on the same road. This development features 7 modern flats, including 2 smaller units with 1 bedroom, a bathroom, and an open-plan kitchen and living area. The remaining flats each offer at least 2 bedrooms. Residents enjoy access to a communal garden at the rear of the building, providing ample space for gatherings, BBQs, and various activities.
Laurel Court is one of three developments on the same road in Croydon. Originally a dated building with 10 flats, it has been extensively refurbished and expanded. The project included adding an extra floor and extending the building by at least 30 meters at the rear, introducing 5 additional luxurious flats with access to large open balconies overlooking the courtyard. Recently, Laurel Court was further extended to add 2 more flats on the front roof of the existing structure. The development also features an underground car park with space for 8 vehicles. All flats are equipped with at least 1kW solar panel systems, offering residents annual savings on electricity bills.
The Coach House, refurbished and designed by Selencky Parsons Architects, showcases an innovative extension despite its narrow front facade. The design wraps the house in an L-shape around the rear of neighboring properties, cleverly expanding the space. Inside, the first and second floors feature four bedrooms around a central staircase with a large rooflight, enhancing natural light and creating a dramatic effect. The open-tread stairs allow light to filter through, adding to the volume. A sunken living area provides an intimate feel and includes a high-level ribbon window, offering bright views of the trees and sky.
Designed by Selencky Parsons Architects, the Handed Road extension features a striking full-facade glass curtain that floods the house with natural light from the garden. The modern extension integrates seamlessly with the home’s character, including a reclaimed brick extension set into a two-storey cutout at the rear. High slot windows and sleek steel-framed fixed glazing complement the design. Relocating the stair to the lower ground floor enhances flow and garden views, while a mezzanine on the upper ground floor adds height and ensures light penetrates deeply into the lower level, improving connectivity throughout the home.
The Edward Road project features two smart technology-equipped, two-story houses, each with three bedrooms. Adjacent to these, six flats are designed with a similar shape but split into ground and first-floor units. Each flat includes a modern open-plan kitchen and living area, a master bedroom, and a large bathroom. The striking design of these buildings makes them stand out on the street, creating a visually appealing addition to the neighborhood.
The Ray Massey Way project combines residential and commercial spaces. The ground floor features commercial areas, including shops and restaurants, as well as a small parking area for bikes and motorbikes. Above, three floors each contain five flats, with each unit offering at least 2 bedrooms and a spacious open-plan living area with a large glass facade facing the street. The building also includes a central courtyard accessible to all residents.
